Have all of your costs before you try flipping a house, if you are using a contractor make sure you have a time frame set to finish. Also, know that if the property does not sell, that you will be able to rent it for a positive cash flow. This will enable you to leverage the property to purchase another property, according to your credit and buying power.

When buying land, think about what you would be looking for if you were in the market to purchase a lot to build a home on. What area, how big of a property and the style of home you would build, and then when looking and thinking about these things buy the uglyest property you can find and then transform this ugly duckling into a crown jewel.  When buying land that needs work, it is easier to put your time and energy into the project to help keep the price down, so that when you flip this property you will be able to pocket more money.

 

To be a savvy real estate investor you must be able to understand market conditions, assess how much time and money it will take to rehab properties, and know how to deal with tenants and building maintenance. It’s not easy, but it can be highly profitable if you know what you’re doing.
